Many so-called “discount” real estate companies are nothing more than do-it-yourself plans for getting access to the MLS (Multiple Listing Service). They expect you to do most everything else yourself.

How can we do that? It’s simple, really.

1. We don’t accept every listing. Sellers must be serious and motivated enough to pay an enrollment fee of $285 for a 90 day listing agreement.

2. We don’t spend hours on listing presentations. Clients watch the videos here and get most of their questions answered. If they have questions not answered here, we are just a phone call away! When the Seller is ready to list, they make the appointment with one of our agents. Less wasted time means that we can charge LESS!

3. Our Sellers offer a 3% commission to the Buyer’s Agent. The savings comes from our side. Metro Discount Realty only charges $1500 for the listing side of the commission! Depending on the price of your home, that could save you thousands of dollars.

4. We don’t accept earnest money with an offer or contract. It’s not required and the practice is archaic. Agents spend a good bit of time and money driving around to deliver an earnest check. Earnest money is supposed to be forfeited to the Seller in the event that the Buyer fails to perform according to the contract. In reality, earnest money is rarely forfeited without the consent of the Buyer. It is more common after the initial closing date has been missed or if the earnest money was made payable to the Seller directly. That is what we do! We only accept earnest money as part of a contract extension–and then, we require it to be payable to the Seller so that the Seller deposits the money in their account right away AND that it be designated in the contract as non-refundable.

5. We don’t show our listings off of sign calls. If a caller has a buyer’s agent, they are instructed to call their agent to see the home. If they don’t have an agent, we will only show them homes if they sign up with Metro Discount Realty–otherwise, they are free to find another company who may agree to show properties without the Buyer’s Agency Agreement or pre-approval from a lender. We require both. We never jump up and run out the door to show a home to a buyer that may not be serious or qualified. Why would you want someone like that walking through your home?
