Are you afraid of pricing your home incorrectly?
Over-pricing is the number one cause of homes FAILING TO SELL. But under-pricing is scary! You don’t want to sell too low and lose money, do you?
The good news is that you needn’t worry. The market will tell you everything you need to know–if you can get your agent to listen.
Really? Sure.
If you wanted to, could you sell your home for $10 million? No? Why not?
1. No educated buyer would pay that much.
2. Other homes are similar or better than yours and can be purchased for less.
3. If a loan was involved, your home would never appraise for $10 million.
Simply put, the market won’t let you sell your home for $10 million.
If you wanted to and you owned your home free and clear, could you sell your home for $3,000? Yes? Are you sure? Well, you couldn’t. Why?
1. If you put it in the MLS at such a low price, you would have 10 offers by the end of the day.
2. If you told each of the potential buyers about the other 9 offers, they would try to outbid each other.
3. If you allowed the bidding, the final price would be much closer to fair market value than $3,000. None of the bidders want the competing bidders to get that great of a deal, so the price will have to reflect reality before you get down to just one buyer.
Again, the market won’t let you sell your home for $3,000.
It’s possible to under-price by a little, but if your home is properly exposed to the market, it is difficult to under-price by a lot. The key is having an agent that will tell you when there is a lot of activity on your listing and NOT simply bring you the first offer that comes in the door! After all, your decision on that full-price offer might be different if you knew that three other agents had called to tell YOUR agent that they were working on an offer and would have it ready in a few hours.
