Client Bill of Rights
1. No ABAs (affiliated business arrangements) and no kickbacks.
Metro Discount Realty does not take fees or kickbacks from any service providers, nor do we have any profit motive, business arrangement, reciprocal referrals or personal tangible benefit from any vendors which we use or recommend during the real estate transaction. We use title companies, lenders, inspectors, repair companies and others based on the service that they provide to our clients.
2. No Admin or Real Estate office Junk Fees at Closing.
Others charge $200, $300, or more beyond the commission and the fee is listed on your HUD-1 closing statement. In our opinion, it is a junk fee and serves no purpose except to increase profit for the real estate company. We never charge admin fees or junk fees at closing. Our commission is our profit.
3. No Home Warranty company commissions or fees.
Although usually only $60 or so, this money is designed to reward the agent for getting business for a particular warranty company. Metro Discount Realty will give a non-cash rebate to the client for any amount we receive.
4. No Buyer’s Agent Bonuses Accepted.
Excess commission or income is always returned to the Buyer after closing in the form of a non-cash rebate. We never keep any hidden commission or benefit from our client’s purchase.
5. No special addenda.
Metro Discount Realty will not represent a client in a transaction which requires present and future consumer protection rights to be surrendered via the signing of a special addendum. This is common with REO, foreclosure, and short-sale transactions. We believe that it is never in the buyer’s interest to sign such agreements.
