Metro Discount Realty Company Policy
We will not represent any party in the purchase of a property that involves “special addendums”, such as foreclosure or bank-owned properties.
We will not represent a Seller in a short sale requiring lender approval.

We will not represent any party that fails to pay the enrollment fee, sign the agency agreement and sign the company disclosure.

We will not show homes to a buyer client until the pre-approval letter has been received from an acceptable lender or a verbal approval from a lender with which we have an established relationship. Bogus loan pre-approvals from loan companies that did NOT have their own underwriters were one of the biggest sources of ruined transactions during the real estate bubble and subsequent crash. We consider the consumer’s choice of a lender to be a material fact that we consider in our decision of whether to represent a potential client.

Some examples of acceptable lenders are:
People’s Bank
Bank of America
James B. Nutter
Capitol Federal
Simmons First
Obviously, there are many more that you may choose and we are happy to work with any reputable lender which adheres to generally acceptable business practices.

We require that Buyer-clients of properties which provide a gross commission income of less than $1500, pay the difference directly to Metro Discount Realty at closing. The amount will be entered on the HUD-1 closing statement.

We recommend that every buyer obtain a whole-house inspection, including but not limited to, foundation, mechanical, roof, radon, structural, fireplace, HV/AC and swimming pool. We also recommend that every client seek legal assistance for any issue they do not fully understand and that they do so prior to signing any contract or agreement.

We will not market a property for a Seller who is attempting to “flip” a property which they are not currently in title.
